Skylights are a great way to brighten a dark hallway or bathroom, but every skylight is a hole in the roof. Over time the flashing around it can lift, the seals can perish in the sun, and debris can build up on the high side and hold water against the frame.
We inspect the flashing, the upstand, the seals and the roofing around the skylight to work out why it is leaking, then repair or re-flash it so it sheds water the way it should.
Signs Your Skylight Needs Attention
Water stains around the shaft, drips during heavy rain, condensation that will not clear, cracked or cloudy glazing, and gaps in the seals are all signs it is time for a check.
What a Skylight Repair Usually Involves
Depending on the cause, a repair might mean clearing debris, replacing perished seals, re-flashing the skylight into the roof, replacing damaged roofing sheets or tiles around it, or fitting a new unit where the old one has failed. On iron roofs, the way the flashing is folded and fixed matters a lot, especially on lower-pitch roofs.
